This consolidated case involved competing ownership claims over a 21,773 square meter unregistered land in Cabuyao, Laguna, originally owned by Jose Hemedes. The central dispute was between two conveyances by Justa Kausapin: a 1960 deed to Maxima Hemedes (who obtained a certificate of title and mortgaged the property to R & B Insurance) and a 1971 'Kasunduan' to Enrique D. Hemedes (who later sold to Dominium Realty). The lower courts nullified Maxima's title, finding her deed spurious based on Justa Kausapin's later repudiation. However, the Supreme Court reversed, ruling that Justa Kausapin was a biased witness financially dependent on Enrique, and that the notarized 1960 deed was valid.
