Summary
VSD Realty sought annulment of Dolores Baello's land title and recovery of property occupied by Uniwide Sales under lease from Baello. Both parties held different Transfer Certificates of Title claiming ownership over what appeared to be the same property in Caloocan City. The RTC ruled for VSD, finding its title valid and nullifying Baello's title. The Court of Appeals reversed, holding VSD failed to prove Baello's title was spurious. The Supreme Court reinstated the RTC decision with modifications, finding that VSD proved ownership of Lot 23-A-4-B-2-A-3-A through valid title and proper land registration proceedings, while Baello's title covered a different lot (Lot 3-A). The Court ordered return of property to VSD with monthly compensation of P58,333.30 but deleted the nullification of Baello's title since it covered different property. Uniwide, as mere lessee, could not claim builder's rights under Article 448 of the Civil Code.
