This case involved a lease dispute between landlord Sancho Balantacbo and tenant Adolfo Razlag over a 10-year lease contract in Laguna. Razlag made significant improvements on the leased property intending to build a sanitarium, then sublet it to the provincial government, transferring all his rights for P200. When the provincial government rescinded the sublease and returned the property to Balantacbo, Razlag discovered his improvements had been destroyed and sued for P5,600 in damages. The Supreme Court affirmed the lower court's ruling that while the lease contract remained valid, Razlag had no right to claim damages because he had already transferred ownership of the improvements to the provincial government. The Court found no evidence that Balantacbo breached his contractual obligations under Article 1101 of the Civil Code.
