This landmark 1914 case established priority rules for competing claims to registered real property in the Philippines. Tomas Perez sold land to Gregorio Patrocinio in 1894 through an unrecorded sale, followed by possession for over 12 years by Patrocinio and his widow Isabel Ramirez. However, when Perez's estate administratrix later sold the same registered land to Gutierrez Hermanos in 1906 with proper court authorization and recorded the deed, the Supreme Court held that the recorded title must prevail over the unrecorded prior sale despite the defendant's long possession.
